What’s included in our property management services

Advertising

Your property will be listed on www.trademe.co.nz and www.wolfbrookpm.co.nz, offering maximum exposure for a small fee. We can also list it in the rental section of the Advertiser if required, with charges passed onto you at cost.

Tenant Selection

Tenants must complete an extensive application form and we phone all referees supplied, including past landlords and employers. Tenants are only selected if they meet our standards, and all information is passed onto you for your final approval.

Initial & final inspection

Prior to tenant possession, we undertake an initial inspection and complete a report on the condition of your property. The tenants receive a copy and sign off on it. This is then used a guide for the final inspection at the end of the tenancy, taking into account wear and tear.

Regular financial statements

At the end of each month you will receive a statement detailing rents collected, all outgoings (e.g. rates and maintenance), management fees and monies forwarded to your bank. At the end of the financial year you will receive a statement showing all transactions for the year.

Convenient payment dates

We make our payments to you on the 15th and 30th of each month, to coincide with any payments you need to make (e.g. mortgage payments). If these dates fall on a weekend, the payment will be made on the preceding business day.

One letting fee

Our letting fee covers all the costs of attaining new tenants, excluding media advertising. This includes all show-throughs, initial inspection, reference checking, lodging of bond, drawing up a Residential Tenancy Agreement and any other documentation.

Rent and bond payments

Tenants pay rent via direct debit into our trust account. Tenants must pay their rent ON TIME, EVERY TIME, fortnightly or weekly. At the start of the tenancy, a security bond of four weeks’ rent is collected and lodged with the Tenancy Services.

Rent arrears

We check up on any rent arrears daily and follow up with the appropriate action. Whether a phone call, letter or form served, we do whatever the situation calls for to ensure rental payments are kept up to date.

Ongoing management fees

Our management fee covers the day to day running of your property and includes things like tenant and landlord liaison, arranging maintenance, site visits, collecting and processing rental payments and following up on rent arrears.

Routine inspections

Every three months we carry out a routine inspection of your property and send you a report with your end of month statement. If any urgent issues or maintenance needs are found, we contact you immediately so that we can take any necessary action.

Maintenance & repairs

Your property is in excellent hands thanks to our register of qualified and suitably insured tradespeople who we can call on to cover any maintenance that may be required. Any costs are covered by you and detailed in your monthly statement.
